This eight-townhouse project is the ultimate case study in navigating complexity for a time-poor client who needed a partner he could implicitly trust. Engaged for our Full Turnkey Service and Design Management, we inherited a site with four-year-old plans and no permits—a recipe for disaster in the wrong hands.

The building surveyor refused to stamp the outdated plans, citing numerous issues. Our first task was a complete overhaul. We managed the creation of new easements and the installation of new sewer points before any work could begin. We then meticulously redesigned the plans to achieve compliance, finally securing the permit to build.

The challenges continued on the ground. After managing the demolition of two existing homes, we faced significant opposition from unhappy neighbors. We addressed this head-on by organizing a professional site presentation. We personally guaranteed that the landscaping design and the overall quality of completion would be exceptional, successfully earning their comfort and trust.

The client's goal was a high-yield project with a dual strategy: sell four townhouses and keep four. We tailored the build accordingly, fitting the "sell" units with a quality builder's range for economy of scale, while upgrading the "keep" units with premium features.

From navigating bureaucracy and managing community relations to executing a complex, dual-finish construction, we managed every challenge through to the end. We delivered an impressive result that fulfilled a highly sophisticated brief and, most importantly, honored the trust our client placed in us.
